These are large 20 and 40 acre properties.   They are located adjacent to the famous Gunsight Ranch in Hudspeth County.   This is a remote area, you will be roughly a  34 mile drive from Sierra Blanca, the county seat.

The views are incredible.  Sierra Blanca Mountain and its sister peaks are just to the south.  The Finlay Mountains are to the west.  North are the Gunsight Hills.  The Triple Hills are southeast.  The Malone Mountains are southwest.  There are many hills and canyons in almost every direction.

Terrain in The Ranch is mostly lightly rolling.   There are scattered hills and a large gorgeous canyon that runs along the southern edge.  Sort of like having the Grand Canyon in your back yard.

Every property's deed will be written with a 40 ft public access easement around its perimeter.   

You can improve any easement at will if you choose to do so.  An existing trail road runs through the eastern area of The Ranch.  For the other properties you will probably need to grade along access easements from the trail road along the south side of Gunsight Ranch to your property.  You can leave these easements as they are or improve them at any time that you wish to do so.

These properties are completely off grid with no available utilities.  You will probably choose solar power.  You can haul water in.  Many locals use water storage systems that they buy in big box stores in El Paso such as Tractor Supply, Home Depot, and Lowe’s. 

Important Buyer Notes

No business or commercial activity of any kind is allowed involving a property under loan contract.  Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you

While under loan contract, there is a hunting restriction. 20 acre properties have a 2 hunter restriction.  Hunting rights will be granted after at least $1,000 has been paid towards the principal of the purchase price.  40 acre properties have a 4 hunter restriction.  Hunting rights will be granted after at least $2,000 has been paid towards the principal of the purchase price.
